What if my tenants go rogue and stop paying rent?

No tenancy is every guaranteed but we work very hard, beginning at the application stage, to source and verify information to provide you with the information you need to choose the right tenant. If things do go wrong, and unfortunately, they sometimes do, even with the best management, we are highly experienced in the procedures required under the legislation and in navigating the court process to ensure that the damage or loss is limited for you. Our property managers have experience, training and mentoring to manage difficult tenants well so you get the peace of mind knowing we will get the best outcome for our landlords – but we highly recommend landlord insurance with tenant default to all our property investors – that is real peace of mind!

 

How do you keep up to date with the ever changing legislation and regulatory requirements for property management?

All our staff are well trained and attend regular professional development training to ensure that we know what is happening, what the processes are for each aspect of management, and how to implement the rules as required. All staff have the registration level training so they understand the role of the agent and the rules governing real estate in Western Australia. In addition to this, all real estate professionals are required to maintain at least 10 continuous professional development hours of training per year, a goal we meet every year as professionals.

 

How often to you inspect my property?

On average, we inspect properties  three times a year, with some being inspected 4 times, depending on the landlord’s instructions. We conduct thorough routine inspections with photographs and a report of all maintenance, including recommended maintenance, so you can budget for what needs to be done to maintain your investment. We pay particular attention to end of lease inspections as this is the best time to really assess the condition of the property and look for wear and tear that is cumulative within the house.

 

Do you manage both residential and commercial property?

We manage both commercial and residential property in both the Perth metropolitan area and in the mid-West region. Our experience in both areas is backed by more than 20 years in the business, so we understand all types of tenancies.

 

As a tenant, how do I get help for my lease and maintenance?

Our property managers are available by SMS or email 7 days a week. They can be contacted out of hours for emergencies and will assist if there is an urgent matter. During the week, all staff can assist with registering maintenance so even if you can’t speak with a property manager, you can be assured that we can help.
